Knowledge is Power

I was looking to buy my first home in the Sacramento area and thought purchasing a short sale home might be a good route for me. I decided to contact my local Short Sales Agent in Sacramento to get some more information on the process and what homes are available in my Elk Grove neighborhood.  My Sacramento Short Sales Agent informed me that short sales are real estate transactions that provide alternatives to foreclosure. The lender approves a sale in which the proceeds are less than the amount owed. The terms of the sale must satisfy all claimants on the home–short sale properties might have multiple loans taken out against it. Tax liens and mechanic’s liens can complicate negotiations. In order to protect short-sale sellers, the California Legislature passed laws that prevent lenders from suing sellers for the amount still owed after short sales close.

Short Sales Sacramento was very helpful and let me know that buying a short sale is that it is not just a two party transaction.  Even if I made a full price offer to the seller and have them accept it, but if the bank reviews it and decides that it isn’t good enough they will not accept it.  When making an offer on a short sale, be prepared for a counter offer from the bank and leave yourself a little room in your asking price to negotiate with. I was very appreciative of my Short Sales Agent in Sacramento being so upfront to the entire process. Historic and Modern

I recently purchased an older historical home in San Jose and needed to replace all of the windows. I am aware to some degree the energy savings that can be realized with the right replacement windows in my house. So I wanted to make sure I would be choosing replacement windows that would be energy efficient but also compliment the historical integrity of the home. The dilemma of moving forward with these efficiency upgrades while limiting the aesthetic architectural damage that might come to a coveted home as a result, is a more common problem than I would have thought. While posing my replacement window problem to a friend one day they suggested I call California Window Masters to get more information on what would be best for my San Jose home.

When speaking to California Window Masters about replacement windows I had a lot more information. California Window Masters even told me that sometimes historic homes require some energy math to find saving improvements where they can best be implemented, especially when it comes to windows. Extra attic insulation, high efficiency furnaces or boilers, tight seals on all of the windows and doors and basement insulation are effective measures. About 10% of your heat is released through uninsulated windows but the biggest bang can first be had from these other improvements. As for the windows, it’s likely they’re not all of the intricate design variety and replacing the ones that aren’t can help. Finally, storm windows can be installed on the interior or exterior of the home during the coldest months for these instances where history must take precedence. This made me feel confident in using California Window Masters to replace my home’s windows because they seemed to understand my dilemma and wanted to work with me to increase the energy savings, but to keep my home’s integrity in tack.

I decided to have replacement windows installed by California Window Masters, they offer wood framed replacement windows which are excellent insulators and insulate 1,800 times better than aluminum. I am very excited to start seeing the energy savings from my new replacement windows!

August Cool Down

I spent quite a bit of time researching A/C before purchasing and installing in my Sacramento home.  We live in Sacramento and it doesn’t get too hot but there’s a month or two in the summer where the heat can get oppressive in the house. I wanted an inexpensive, small, window A/C to increase the comfort. I wanted something small enough that I can store it the other 10 months if needed, without having to have an expensive central air system installed.

Anyway, I have a window A/C unit  installed in our main living room. We are in a 1940’s box bungalow so this room is about half of the width and length of the house. The bedrooms and kitchen connect to it. With it on HI cool/Max(7) the entire house has been very cold and huge amounts of water have been pulled out. We keep a few box fans around to circulate air so I can move the cold air around. Unfortunately our portable A/C unit started to lose power when August rolled around and the heat in Sacramento started to creep into the 90s. So we called Alley Heating and Air. A local air conditioning repair service we had used in a previous house to see if they could help repair our portable unit.

Alley Heating and Air came out the same day and did a full inspection on our A/C. Although they suggested the cost of repair would outweigh the cost of buying a replacement, I appreciated their quality of service, their honesty, and their prompt arrival to fix my A/C.

Windows to Sell

We were having trouble selling our home when someone told us that the best way to update your home without spending a lot of money is by upgrading and/or replacing your windows. Wanting to sell our home once and for all, we called up California Window Masters. They were able to do a quick and dirty install and we had brand new replacement windows in just a few hours.

The great thing about getting replacement windows is that it immediately makes everything look newer and more put together– both inside and out. Plus, it makes for a pretty cool selling point to say that the windows are energy efficient and will cost less to maintain. That information goes a long way in the Bay Area.

We are really happy with the work that California Window Masters was able to do for us on such a short notice. Within the month, we had an offer, and a week later, our home was finally sold. I have to believe it had something to do with those new windows!

Money out the window– Literally!

No matter what I tried, there was no way we could properly seal off the front windows to our house. It’s possible that when the last earthquake rocked our house, the house has never been the same. Even when we have the windows closed, we were still feeling the draft from the outside– that’s when we decided it was time to give California Window Masters a call and get our windows replaced.

We didn’t want to spend the money on new windows, but we also recognized that we were losing money by not making sure that air couldn’t get into our home. In effect, we were wasting so much energy (and therefore, money) on heating and/or cooling our house because money was just going straight out the window– quite literally!

So it was time for us to bite the bullet and finally commit to buying replacement windows in San Jose. And as it turned out– they weren’t even that expensive anyway! And they looked 100 times better than the old windows we had before. We certainly learned our lesson!
